Access Statement for Orchard House

Introduction

We aim to make all our guests feel comfortable in our home
whatever disability may or may not be evident.
  
The accommodation is on two levels with the bedrooms located on the first floor.
We have tried to provide as much information as possible in this statement, if you have any queries please do not hesitate to call us.

Pre-Arrival

• Bookings/enquiries can be made via email or phone.
• The nearest bus stop is located 300 yards away.  
• The nearest train stations are, Llandrindod Wells and Builth Wells
• approximately 5 miles away; 
• A welcome pack is provided for your convenience.
• We can provide information in large print on request.
 

Arrival & Car Parking Facilities

• There is off road parking for two cars.
• The car parking space is level tarmac and accessed through a farm
   type gate. 
• Area is well lit plus security lights.
• There are additional parking spaces for extra vehicles within 80m.
 
Main Entrance, Reception & Ticketing Area


• Entrance to the property is through a small double glazed porch
• with outward opening double doors 1.06m wide with a threshold    
• 90mm in height. 
• The Kitchen/Dining area is then entered via a wide but low barn
• door with 1.8m head room.

 
Public Areas - Hall, Stairs, Landing, Corridors etc

• Hallway containing under stairs cupboard.
• Three small flights of carpeted stairs with two landing/change of
   direction platforms, with a continuous handrail to first floor.
• Small carpeted landing area giving access to the two bedrooms.
 

Public Areas - Sitting room, lounges, lobbies etc

• Fully carpeted with small rug.
• Log burner. 
• Remote control TV, DVD and Video recorder.
 

Laundry

• Original clay tiled floor with a small 90mm access step. 
• Fully automatic washing machine fitted under a   95cm high tiled work
  surface. 
• Small insert Belfast sink within tiled work surface.

• Bed height 55cm floor to top of mattress. 
• Hypo-allergenic mattress and pillow protectors - non-feather duvets
and pillows provided.

• Flooring is laminated timber.
• Toilet seat height 40cm

• Round fronted pedestal washbasin is 86cm high.
• Shower is over the bath, non slip bath mat provided.
• Shaver point.
 
Bedroom two with en-suite bathroom
 
• Flooring is fully carpeted with additional rugs.
• Beds are movable


  En-suite 
• Flooring is laminated timber
• Toilet seat height 40cm

• Corner shower cubicle with slide doors.
• Round fronted pedestal washbasin is 86cm high.
• Heated towel rail.
• Time extractor fan.
 


 Kitchen

• Open plan with Dining area.
• Worktop height 95cm.
• Oven door is pull open and the height of lowest shelf 26cm.
• Sink is 95cm high with cupboards underneath.
• Electric cooking rings are 95cm high.
• Flooring is laminated timber with a small rug. 
• Evenly lit kitchen with spot lights above work surfaces.


Grounds and Gardens

• Mainly laid to lawn with trees and shrubs, two very small steps to 
access main garden area.

• Orchard House is a non smoking property
• Wireless broadband is provided free of charge
• Dog towels and bowls can be provided if required
